Açıklama

1. STRUCTURE

1.1. All building structures
will be constructed as seismic reinforced concrete as specified in the project plans and drawings and in accordance with the TRNC planning regulations
.

2. WALLS

2.1.
Perforated clay bricks will be used on all external walls of buildings such as the buildings specified in the project plans and drawings. Brick dimensions
25cm×10cm×30cm.
2.2. All external walls
will be covered with thermal insulated panels that will be attached with fiber reinforced, high strength, polymer modified
cement based plaster mortar suitable for plastering thermal insulation panels (XPS, EPS) to buildings
.
2.3. The ceilings of external terraces and eaves
are covered with wood-like coating.
2.4. The interior walls are made of plasterboard and 3 standard layers of cement plaster mixture
, covered with plaster and paint.
2.5. It is a standard 3 layer cement plaster mixture for ceilings, suspended ceilings and plasterboard for other areas. All surfaces
are completed with final coat of plaster and paint.
2.6. Dulux or equivalent quality paints are used in painting.

3. ROOF TERRACE

3.1. The roof terrace of the villa will be thermally insulated and tiled.
3.2. Water pipes and electrical infrastructure are being built.

4. BATHROOM

4.1. Bathrooms and toilets will be covered with two pieces of non-slip ceramic tiles on cement plaster and 3 layers of cement-based waterproofing (Weber or equivalent).
4.2. The walls of the shower area are covered with tiles.
4.3. If the villa is purchased off-plan and
not currently under construction, buyers
have the option to choose the colour/type of wall and floor tiles. Any additional costs will be borne by the buyer and will be collected from
buyers (see section 15)

5. INTERIOR FLOORS

5.1. All interior flooring is laid on leveled concrete floors.
High quality porcelain tiles are used as standard in all buildings.
When necessary, 7 cm high skirting boards of the same material are installed.

5.2. If the villa is purchased off-plan and is not currently under construction, buyers have the option
to choose the color of the floor tile type in the interior.
Any additional costs will be at the buyer's expense and will be collected from the buyers (see section 15)
5.3. Exterior terraces and balconies are covered with 2 layers of cement-based waterproof insulation
 These areas will be completed with non-slip porcelain tiles and 7 cm high skirting boards.

6. WINDOW BUTTON

6.1. It will be made of marble/porcelain

7. DOORS AND WINDOWS

7.1. All interior doors are made of American pressed wood (or equivalent). Internal handles, stops, locks and hinges of interior doors are made of high quality materials
.
7.2. All external doors and windows will be double glazed and insulated.
Aluminum system with all devices and fittings. The color of aluminum windows and doors will be dark grey.

8. BEDROOM

8.1. All bedrooms have floor-to-ceiling built-in wardrobes.
8.2. If the villa is purchased off plan and is not currently under construction, buyers have the option
to choose the color of the cabinets.
Any additional costs will be charged to the buyers (see section 15)

9. KITCHEN

9.1. The ready-made kitchen is built according to the original plans and drawings.
The countertops will be made of granite or similar material.
9.2. Among the white goods (Arçelik or similar) to be included in the sale:
Oven, stove, hood, refrigerator and freezer, dishwasher and washing machine.
9.3. If the villa is purchased off-plan and
is not already under construction, buyers
can buy kitchen furniture, granite etc. has the opportunity to choose their colours. (see chapter 15)

10. WATER PLUMBING

10.1. All sanitary fittings will be Duravit, Vitra (or equivalent) brand. All
toilets are wall-mounted and have integrated cisterns.
10.2. All showers have built-in cabinets, glass doors, water mixer and shower head etc. (Vitra or equivalent).

11. MECHANICAL EQUIPMENT – HEATING AND COOLING

11.1. The central inverter air conditioning system provides hot and cold air conditioning to all bedrooms through wall ducts.
11.2. A standard rooftop solar water heating system is installed in each villa.
11.3. All sewer pipes will be plastic as shown in the project plans and drawings.
11.4. Rainwater drainage pipes will also be made of plastic and laid outside the buildings.

12. ELECTRICAL MATERIALS AND INSTALLATION

12.1. All electrical systems will be installed in accordance with British Standards as specified in the electrical project. All materials used are
EMO (Chamber of Electrical Engineers) approved.

13. FIREPLACE

13.1. Each villa will have a 3-sided glass fireplace.

14. OPEN AREAS

14.1. Each villa has a private driveway paved with wrought iron entrance gates.
14.2. 8m x 4m overflow swimming
